Senior Project Manager

Manage residential construction in Northwest DC and Montgomery County, Maryland. Responsibilities include: project management for all aspects of residential construction, budget management, estimating, client management, quality control, schedule and working with field superintendent. Professional communication skills to drive sub-contractors, vendors, material orders, site management and interact with clients regularly. Working directly with owner of company. Prerequisite requirements: experience managing high net worth clients, program management, manage weekly client meetings, and an understanding of residential construction. Work alongside production support team including: internal bookkeeping manager and production staff. Interact with architect, civil engineer, and interior designers.

1. Client Communication (internal and external)
a. Managing client requests – both internal and external
b. Communicating Schedule and Progress– understanding the state of mind for how
clients perceive job progress is critical. Identify the critical path items when
communicating.
c. Change Orders and Budget Management – Internal training on document
preparation, client review, budget analysis.

2. To Do List & Project Updates – everyone has a weekly To Do List with Priorities noted
and long- lead planning items identified. This list should be reviewed and updated
weekly to make sure everyone is in agreement on priorities. Status Updates are also expected at a minimum every two weeks / each week if time permits. (See examples/samples of how to complete.)

3. Problem Solver - Identify Problems Before They Impact Schedule and Budget – Be a problem solver. Find solutions. Communicate and consult with others for options and ways to manage or correct issues. Look for the problems before they arise and slow project and drive additional costs.

4. Manage Sub-Contractors during budget development – price, contract, schedule
a. Scope of work is defined for all pricing and contacts.
b. Subs should be scheduled to meet project calendar requirements.
c. All work is scheduled and reviewed at a minimum two weeks prior to the start of work
for all critical path subs.

5. Assist with Budget Management
a. Review and input of Monthly Profit and Loss Statements
b. Budget Reconciliation
c. Working with internal bookkeeper to approve spending and invoices
d. Draft client change orders

6. Material Orders – all materials identified, priced and secured with material vendors for budget development.

7. Schedule Management & Job Sequencing – Calendar management. Working to develop streamlined paths of material deliveries and sub-contractor work. Find creative ways to reduce the duration of a task working with field managers.

8. Weekly Summary and Status Updates – a brief email or text message each Thursday to update on progress for the week and identifying next steps for milestones

9. Construction & Material Selections Knowledge – FWI is here to support and help train your background knowledge across the entire spectrum of residential construction.

10. Job Closing – streamlined and organized finishing of punchout details on schedule / All subs identified for all line items of punchout work / all tasks scheduled / Clients have provided by- in and understand our position on warranty and the desire to have their best interests

11. Warranty Management – tracking costs and required work via internal management review

Salary and Benefits:
