Warehouse Associate/Expeditor

Location: JL Properties, Inc., Fairbanks, AK

Job Details/Description:

JL Properties, Inc. is now hiring for full-time Warehouse Associate/Expeditor person as an integral part of the JL Properties, Inc. team. The Warehouse Associate/Expeditor plays a key role in daily operation, annual maintenance, and the long-term health of commercial and/or residential real estate within the Fairbanks JL portfolio area. The person occupying this classification is responsible for performing a variety of tasks to ensure that the warehouse is adequately stocked. The Warehouse Associate/Expeditor person ensures supplies and materials are received and distributed expeditiously to property locations.

He/She performs and initiates material purchases and facilitates the flow of materials to and from the warehouse to various properties. He/She ensures that the warehouse is clean, maintained, always organized and secure. He/She maintains an accurate inventory of supplies in the warehouse and continually strives to increase his/her working knowledge of the inventory and property. He/She is required to be extremely trustworthy and ethical in his/her actions, taking special considerations to ensure the equitable distribution of inventory of the warehouse on property. He/She is to conduct business in a manner that attracts and retains residents by performing the following duties and all other duties as assigned.

Job Duties & Essential Functions:

• Complete tasks using the standard methods, materials, tools, and equipment of the facilities maintenance and warehousing trades.
• Adhere to the occupational hazards and safety precautions necessary in facilities maintenance and warehousing.
• Reports all new chemicals requiring a Safety Data Sheet to the Safety Management.
• Constantly researches alternate inventory and supplier options to ensure stocking of high-quality products and service.
• Negotiates pricing with suppliers to ensure economical decision making.
• Perform weekly supply runs to local vendors picking up will call supplies and communicating challenges or discrepancies to the facilities manager.
• Coordinate and interact with vendors, suppliers, and delivery firms in order to receive necessary supplies.
• Facilitate transfer of materials distributing between warehouse to maintenance technicians as needed to JL Properties locations.
• Inspect warehouse facility on a regular basis to determine inventory needs, ensuring items are always stocked in proper locations, and overstock is accounted for.
• Receive and stock items, occasionally operating a pallet jack, recycling, and removing trash, while maintaining a clean organized secure warehouse.
• Track and maintain maintenance asset and tool inventory.
• Enter and maintain accurate information into the inventory control program and resident database for inventory, stock and purchasing records.
• Perform administrative duties to include but not limited to answering telephones, filing, scanning, emailing, and reproducing copies.
• Assist in maintenance or grounds work when necessary, including grounds or unit policing and common area trash pick-up and snow removal.
• Perform all other related duties as assigned by the direct supervisor and/or Management.

Minimum Qualifications:

• High School diploma or equivalent
• Valid Alaska Driver’s License
• Ability to be insured by company’s auto insurance
• Ability to use inventory data and perform mathematical analysis to drive sound decision making
• Must possess excellent computer software skills, including Windows, Excel, Word, Outlook and Yardi and web-based programs
• Knowledge of materials associated with maintenance trade highly desirable
• Familiarity with the Fairbanks area highly desirable
• Prior expediting or warehouse experience or experience in related field highly desirable
• Ability to understand and execute oral and written instructions
• Ability to work independently and willingness to learn

• The employee must regularly lift and/or move up to 20 pounds, frequently lift and/or move up to 60 pounds, and occasionally lift and/or move up to 100 pounds (with assistance of mechanical means). Specific vision abilities required by this job include close vision, distance vision, peripheral vision, and depth perception.

• The employee occasionally works near moving mechanical parts and is occasionally exposed to fumes or airborne particles.
• Work is performed at various locations within the properties managed by JL Properties, Inc., in the Fairbanks area.
• The employee will be required to work in outside weather conditions for periods (40%-65%) of time)
• The employee must be able to walk distances outside in all weather conditions-winter and summer.
