Our Regional Director is primarily responsible for the following:
- Responsible for all operational and financial aspects of an assigned portfolio of properties
- Directs and coordinates all activities of the properties in their portfolio to ensure that company financial and business objectives are achieved.
- Results are achieved through successful implementation of comprehensive programs, initiatives and strategies that promote the achievement of optimum performance by the properties within their portfolio
- Responsible for understanding each market of the region allowing for effective and profitable management of new lease and renewal pricing
- Hire, train, mentor, evaluate, and discipline Property Managers and their subordinates as needed
- Review, approve and expedite all Capital Improvement Budget projections and projects
- Led by Regional Vice President
- Perform all the above and other duties as assigned in accordance with applicable laws and company policies
- Review and submit bonuses for each eligible position such as but not limited to; NOI, renewal, leasing, maintenance bonuses, etc.
- Regularly inspect and manage property curb appeal and product quality and quantity levels to meet Sterling standards and timelines.
- Conduct property inspections regularly, host conference calls regularly (generally weekly/biweekly) between in-person visits, and hold monthly manager meetings, with a minimum of 2 in person meetings per year.
- Ensure that all resident complaints and problems are resolved on a timely basis.
- Assist AVP/VP of Management in regular communication with equity partners/investors.
- Review and coordinate written replies to all requests regarding financial inquiries, lease up status, occupancy issues, etc.
Don’t sell yourself short. Our Regional Director must have the following qualifications:
- Valid Driver's License required
- Bachelor’s degree required
- Minimum of 8 years in property management with at least 4 years managing residential portfolios of at least 6 properties
- Wage commensurate with experience
- Must be able to travel frequently with minimal notice throughout the Southeast
- Strong working knowledge in Microsoft Office programs (Word, Excel, and Outlook) required
- YARDI program knowledge a plus
- Ability to manage multiple projects effectively either independently or part of a team
- Must possess excellent verbal and written communication skills, strong organizational and time management skills
Schedule: Monday-Friday 9:00 am - 6:00 pm
