FORWARD PLANNING MANAGER SUMMARY:

Supervises and directs all aspects of homebuilding sequencing, start processing, forecasting and production flow tracking from SOP through forecasted home delivery. Responsible for coordinating with agencies, internal departments and outside consultants to achieve desired development and homebuilding start processing goals. Responsible for collaborating with homebuilding and development forward planning and level scheduling teams.
Responsibilities:
  • Help track all aspects of homebuilding business plan for starts, permit status, water meters and approvals per the monthly schedule of properties.
  • Responsible for executing upon stringent community schedules to meet start and closing dates in an even flow fashion relative to level scheduling processes.
  • Responsible for tracking and monitoring Power BI data and dashboards to achieve even flow level production flow.
  • Track, monitor, adjust and collaborate with Lennar Management, Construction Scheduling Managers and Trade Partners to achieve Lennar business plan in an even flow fashion.
  • Monitor BuildPro and maintain accurate scheduling in collaboration with Lennar Construction team and trade partners to match business plan for even flow production.
  • Responsible for coordinating and implementing input from division executives regarding design, sequencing, engineering, absorptions, volumes and start dates.
  • Assist, facilitate, supervise, manage and complete division schedule of properties (SOP) each month.
  • As needed, collaborate with purchasing, forward planning, product development and level scheduling to coordinate with trade partners, project consultants, architects, engineers, utility providers, soils and environmental engineers, and other consultants to ensure necessary approvals and adherence to community schedules.
  • Maintain and communicate start sequencing maps for Division.
  • Plan, track and monitor first model and production starts timing and progress.
  • Report regularly as to plan and start process updates to executive management.
  • Assist in the processing of plans, applications or required paperwork for agency approvals and permits if needed.
  • Audit and approve plot plans as needed.
  • Audit and approve lot fit analysis as needed.
  • Audit, monitor and track pre-construction tasks ie., pad certifications, plot plan verifications, homesite readiness, homesite pins, and development status.
  • Assist in Purchasing Special Projects, including but not limited to the Creation of Floorplan Layouts, Estimating, Value Engineering, Assist in Spec Development, and Assist in Product Development on an as needed basis.
  • Assist in Marketing Special Projects, including but not limited to on an as needed basis to audit and review Brochure Floorplans and Elevations, 3D Renderings, or assist in Model Center Planning and Preparations.
  • Perform all other duties as assigned.
Qualifications:
  • Five (5) years of experience in community entitlement and land development or homebuilding process, some public agency experience preferred
  • High school diploma or GED required
  • Valid driver’s license
  • Homebuilding experience
  • Advanced PC skills, including use of Excel and other applications
  • Excellent analytical and writing capabilities; Strong communication and interpersonal skills is critical
  • Ability to meet multiple deadlines concurrently
  • Accept constructive feedback
  • Team player

PHYSICAL REQUIREMENTS:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies and materials weighing 25 pounds or less. Finger dexterity is required to operate computer keyboard, calculator and telephone equipment. Ability to operate a motor vehicle.
