Position: Multifamily Assistant Property Manager
Purpose: Act as an onsite representative of SVN | Second Story to manage the day to day operations of the community including monitoring occupancy levels, overseeing unit turns, rent collection, lease enforcement, resident resolution and maintenance of the property to ensure residents have a positive experience while living in the community.
Reports to: Property Manager, Director of Residential Operations
Works alongside: Property Manager, Accounting, Maintenance, Marketing

Duties:
● Understand and embody the SVN | Second Story mission and core values
● Attend SVN | Second Story company wide and team meetings as necessary
● Receive, review and respond to all internal and external communication in a timely manner
● Ability to manage and lead a team, including leasing agents and maintenance technicians
● Responsible for weekly/monthly reporting duties and monitoring property and staff performance

  • Takes ownership of property appearance and condition through proactive walks and vendor management

● Oversee a timely move out and apartment turn process in collaboration with the leasing coordinators, maintenance and accounting teams

● Handle escalated tenant communications regarding property issues
● Review commission report, check backup documentation for accuracy and approve for payroll
● Assist in resolving tenant delinquencies and manage collections during any active payment plans
● Collaborate with leasing team to determine and execute leasing goals for the property
● Stay up to date on and follow Fair Housing Laws at all times
● Ability to build and adhere to yearly property budget
● Manage incoming invoices and payment approval process in coordination with SVN | Second Story accountant
● Understand property cash flow statements, properly forecast occupancy and vacancy based on market trends, ability to produce and forecast property operating expenses/budget
● Create and manage quarterly, annual and multi-year goals for multi-family property occupancy to achieve positive financial results

  • Develop and implement procedures to measure performance across properties

  • Streamline a proactive renewal process to retain residents and appropriately increase rates

● Interface with property owners to set clear objectives, goals and expectations● Review market pricing regularly, analyze and propose new property pricing regularly● Exude and cultivate a positive mindset around customer satisfaction and winning with teamworkQualifications:

● Required: Experience in multi-family property management (5 years minimum)
● Required: Experience as an Assistant Property Manager
Excellent organizational, verbal and written communication skills
Able to lead a team and excel in a team setting
Leadership skills required
Ability to problem solve and handle large projects
Attention to detail and ability to manage multiple projects and demands
Competency in Microsoft Office productivity software
● AppFolio Property Manager software experience a plus
Physical requirements: must be able to report in person to office and walk properties, lift 30 lbs and climb stairs

Compensation Details:
