And now we’re looking to add an experienced, technologically savvy individual to join our team as a Vice President of Sales to help us prepare for more growth. This position can be based in either our Harrisburg, PA office or our Home Office with travel to all regional offices to be expected.

Under the direction of the Chief Operations Officer, the Vice President of Sales is responsible for providing strategic leadership to the regional sales team with the goal of optimizing revenue, profit margin, and market share.

Essential Functions

  • Develops positive achievement-oriented work culture for sales staff
  • Models and reinforces actions consistent with the Company’s Mission, Vision, and Values
  • Works with Human Resources to recruit, hire, evaluate, train, and develop and retain a productive and highly engaged sales team
  • Serves as the voice of the customer by collecting information and identifying opportunities for growth and improvement
  • Ensures understanding and compliance with legal regulations, sales policies, internal control procedures, and practices
  • Oversees the development of sales rallies, training sessions, lead conversion coaching, classes, and seminars designed to enhance the skills of sales team members
  • Works with regional Sales Managers to coordinate the sales and closing process, leveraging Home Office and local resources (e.g., Marketing, communications, merchandising, preferred lender, and preferred settlement companies)
  • Works with regional General Managers to ensure achievement of established sales plan and affiliated business capture goals, while providing superior lead conversion and customer experience that is consistent with the Company’s Mission, Vision, and Values
  • Oversees Berks Homes Realty company
  • Oversees the Preferred Lender Program
  • Works closely with the design studio and Purchasing department to ensure the right options are being offered and they are packaged, priced, and sold appropriately
  • Collaborates with the Director of Marketing to develop regional and community marketing assets and communication materials both online and offline that build community interest lists and deliver qualified prospects to Sales
  • Collaborates with our Plan Design Committee to represent the needs of sales staff for future plans and options to offer
  • Keeps Senior Management, including regional General Managers and Home Office leadership, informed of opportunities, problems, progress, and support needed
  • Develops and maintains close relationships with key broker and consumer groups
  • Works collaboratively with other team members to identify market trends
  • Evaluates team’s execution to ensure continuing improvement in customer experience
  • Ensures New Home Sales Representatives engage customers, using the defined selling process and related touchpoints, by monitoring on-the-job performance and CRM data, reviewing call recordings, shop videos, and role playing
  • Reviews customer surveys (e.g., customer satisfaction, Net Promoter, homebuyer survey) and qualitative feedback to identify trends and patterns of customer preferences and potential gaps in execution
  • Collaborates with the Home Office Marketing team on sales strategy and the execution of sales initiatives
  • Leads the regional implementation and evaluation of sales initiatives and sales programs
  • Develops and maintains current knowledge of each region’s competitor policies, programs, pricing, and products, as well as sub-market health and economic influences
  • Oversees timely, accurate collection of key competitor data via MLS, monitors and shops competitive products to provide feedback to leadership, to ensure awareness of market trends and appropriate positioning actions are taken
  • Assists regional General Managers with forecasts and assumes other relevant business analysis for assigned geography
  • Establishes Home Office standard for how regional General Managers, Sales Managers, Director of Marketing, and Cost Control staff review community pricing and incentives, manage homesite releases, margins, and sales pace
  • Provides required reports to regional offices and Home Office Leadership in a timely and consistent manner
  • Other duties as assigned

High school diploma/GED is required, Bachelor’s degree with focus on Sales, Marketing, Business, or a related field preferred

  • Minimum of 5 year’s sales and management experience in homebuilding industry required
  • Strong leadership and management skills required
  • In-depth sales and marketing management experience required
  • Solid knowledge of sales programs, policies and procedures required
  • Understanding of homebuilding industry’s standards, practices, and processes required
  • Ability to prepare, plan, and deliver clear and persuasive sales presentations and train team members in same methodology required
  • Ability to inspire, motivate and communicate effectively both verbally and through clear, concise written messages required
  • Ability to consistently set goals and meet deadlines, set by self, others, and leadership required
  • Experienced utilizing business analysis, planning and customer relationship management (CRM) systems to achieve sales objectives required
  • Awareness of homebuilding technology and software required
  • Proficiency in Microsoft Office products required

Working Conditions

  • Professional office setting. It is expected that the individual report to work at a consistently scheduled time and is seldom absent.
  • This position may require later hours, which may include evenings and weekends to cater to the workload.
  • This position requires travel between regions as well as various communities to oversee sales results. Travel time is approximately 25%.

Physical Requirements

  • Primarily seated. At times, this position may require bending, squatting, kneeling, standing, walking, reaching, pushing and pulling. Occasionally, there may be lifting up to 25 pounds.
  • You must be able to read and comprehend, write effectively and professionally, perform complex calculations, orally communicate with all levels within the organization, reason and analyze data.
  • The main equipment/machinery used is the computer, telephone, printer, and scanner.
