Morningside Group is a premier, multifamily housing developer, owner, and manager of luxury apartment communities with offices in Chicago, Ann Arbor, San Antonio, and Austin. We seek an enthusiastic, self-motivated Leasing Specialist to lease apartments at Nalle Woods. This 238-unit resort-style garden community offers a great opportunity to work at a premier property that is currently undergoing renovations. It also offers an opportunity to join a growing company in the process of establishing an Austin portfolio.

This opportunity requires a highly motivated leasing specialist with strong communication, sales, and organizational skills. The ideal candidate has an upbeat enthusiastic personality, is a team player, takes initiative, and is willing to work flexible hours as necessary to get the job done. The responsibilities of the Leasing Specialist include, but are not limited to:

• Meet and exceed leasing, occupancy, and renewal goals
• leasing apartments including fielding phone and internet leads, scheduling appointments, conducting prospect tours, application processing and lease execution
• Maintain daily traffic logs, prospect database, and perform diligent follow-up with all leads
• Onsite marketing efforts in conjunction with the property manager
• Corporate and community out-reach marketing in conjunction with the property manager
• Conduct regular market surveys
• Maintain thorough knowledge of the competition and area market
• Assist with community and resident events
• Responsible for respective office and administrative duties
• Assist with the scheduling and coordination of move-ins/outs - conduct new home orientations
• Assist with rent collection and delinquency follow-up as requested
• Ensure resident files are complete and all documents are executed properly
• Physically walk and inspect the models, community amenities, and tour path daily
• Process resident maintenance requests
• Provide excellent customer service to all residents and prospects
• Conduct all business in accordance with company policies and procedures, Fair Housing, and all other pertinent laws
• All other tasks as required by your supervisor

*Compensation range includes commission estimates

Requirements:

• One plus years of market rate leasing experience preferred by not required
• Demonstrated verbal and written communication skills
• Proficiency in Microsoft Word, Excel, Outlook, and Yardi preferred
• Must be willing to work Saturdays
• Must be high energy and self-motivated to meet goals
• Note that salary pay range includes estimates bonuses and is intended to be a combined total compensation range
