Job description
Summary: This position will be responsible for helping the Owner of Blooming Property Management build and execute the 2023/24 Vacation Rental plan. The Vacation Rental Manager (VRM) will help build a program that works closely with our current Houskeeping and Maintenance Operations teams to ensure the owner’s residence is kept in top rental shape and to drive a Sales & Marketing system to address owner inquiries related to pricing, market placement, and customer preferences. VRM will also implement and maintain sales strategies to support new business as we grow. This position requires a candidate with a proven track record in sales and vacation rental management, strong verbal and written communication skills, an active and outgoing personality, and both creative and analytical problem-solving skills.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Develop (with the owner of the company) a VRM Operations plan to include an integrated Sales, Marketing, VRM Software, Maintenance, and Housekeeping Eco System
- Advocate for the company’s best interests: Maximize rental occupancy and elevate the customer experience
- Use our proforma development process to work with the real estate community, Current HOA Owners to facilitate securing new rental agreements.
- Develop new ways to add value to our rental program partnerships
- Build and nurture personal and collaborative relationships with Rental Program Homeowners; gain an overall understanding of the goals of each homeowner
- Identify how best to adapt strategies within our company to match homeowner goals & expectations
- Conduct ongoing personal communication with Rental Program homeowners regarding their residence
- Educate owners on the use of online tools related to the Rental Program
- Educate owners about the services we provide to them in the Rental Program
- Ensure operating departments are aware of desired owner services and related timing
- Manage Owner and Guest of Owner occupancy through communication lines
- Perform quality control inspections in rental residences to ensure service levels are maintained
- Meet with rental program homeowners in person during Park City visits.
- Oversee the successful onboarding and implementation of all new rental program inventory.
- Identify, market to, and recruit desirable nightly rental residences either from managed HOA properties or independent outside properties
- Maintain familiarity with our properties, the Park City Area, and possess knowledge and experience of the mountain travel industry
- Must be capable of fielding incoming calls from potential homeowners with efficiency and professionalism, be able to make, change, and cancel reservations, research and answer questions on rates, folios, and special promotions.
- Actively engage our rental program homeowners in recreational and social activities.
- Keep up to date on utilization of Blooming office systems (phone, email, website, and reservations)
- Be extremely proficient with our rental software
- Work efficiently in a fast-paced and unpredictable environment
- Work weekends when necessary
- Manage schedules and meet deadlines with constant attention to detail
- Display strong math, reading, writing, and verbal communication skills
- Communicate with the maintenance and housekeeping departments regarding the status of any in-unit repairs and keep the owner informed throughout the process
Job Type: Full-time
Pay: $50,000.00 - $150,000.00 per year
