Property Manager Job Description

1. Manage properties assigned. Manage all tenants from entry to exit of all programs and projects assigned.

2. Interview and admit applicants for participation as tenants in managed properties. Ensure that tenant meets all compliance guidelines as established by governing agency or program. Consult Property Manager (PHFA Liaison) when needed and share informantion with other Project Managers ie. PHFA Low Income Housing Tax Credit Program

3. Maintain all files in accordance with agency standards.

4. Ensure all participants are recertified as needed and in accordance with all compliance guidelines.

5. Ensure tenants are aware of all rules, regulations and requirements of tenancy and program participation.

6. Maintain acceptable levels of occupancy in all buildings managed with a goal of 97% occupancy.

7. Maintain acceptable levels of Tenant Accounts Receivable. Pursue all methods of collection in a routine and timely manner.

8. Work with maintenance to ensure as best as possible timely turnovers of apartments.

9. Track all vacancies by date of vacancy, time in make ready, and date released. Complete in report form and submit to Deputy Director 2 and Executive Director on a monthly basis.

10. Respond to all emergencies as needed, including fires and natural disasters to coordinate tenant relocation, insurance reports and municipal reports.

11. Maintain a working relationship with all municipal officials (fire, police, etc.) as needed to ensure safe operation of buildings.

12. Maintain good and professional tenant/landlord relationships with all tenants.

13. Supervise and train Clerk Management Aide if assigned.

14. Provide oversight of maintenance staff

15. Travel required between properties.

16. Monitor properties for appropriate cleanliness

17. Meet with residents

18. Perform housekeeping checks

19. Meet contractors, borough officials at properties upon request.

20. Show units to prospective tenants,

21. Perform any and all duties as assigned that relate to the performance of this job title.

Job Types: Full-time, Contract

Pay: $51,076.00 per year

Education:

  • High school or equivalent (Required)

Experience:

  • Customer service: 2 years (Required)
  • Property management: 2 years (Required)

License/Certification:

  • Driver's License (Required)

Willingness to travel:

  • 25% (Required)
