Job description
- Responsible for the daily operations of the Property Management office.
- Work collaboratively with the Maintenance Director to ensure a seamless flow between the two departments.
- Establishes rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
- Accomplishes financial objectives by overseeing the collecting of rent, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, and initiating corrective action.
- Resolve owner and tenant complaints, enforce rules of occupancy, and oversee property inspections.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Property Manager Qualifications / Skills:
- AZ Real estate license required
- AppFolio knowledge preferred
- Familiar with Section 8 and HOM Inc.
- Familiarity with applicable local, state, and federal laws and regulations
- High level of organization and attention to detail
- Competence with office management software
- Professionalism is a must
- Internal communications
- Education, Experience, and Licensing Requirements:
- Bachelor’s degree or equivalent experience preferred
- 3-5 years experience in real estate and/or property management
- 1-3 years’ management experience a plus
