The Project Manager is responsible for the overall direction, coordination, evaluation and controlling the execution of the project contracts to meet the company standards of cost, profitability, quality, safety and a timely completion. This individual must have a comprehensive and advanced knowledge of the construction industry in order to work with the Owner and bridge the gap between the production team and the client. Strong communications skills are required to be able to adapt to the various internal procedures of the Owner, and to form close links with the owners representatives are essential in ensuring that key issues of cost, time, quality and client satisfaction are achieved. This position is located in our Herkimer, NY Office.

Estimating Functions

Review potential projects for bidding with Division Managers

Assist in all aspects of the bidding process

Conduct final review of all assigned projects and bring any issues to the Division Manager

Post-Successful Bid Functions

Final review of pricing and buyout of the project with the Estimator

Construct the “T” estimate for effective cost tracking purposes

Participate in the handoff meeting from estimating to construction

Pre-Job Functions

Use the information from Estimating to develop a complete project schedule in accordance with the contract documents

Attend & process all the paperwork necessary for the preconstruction meeting

Establish all the necessary subcontracts for the project and determine those specials conditions for each subcontract

Meet with the Superintendent and develop a complete list of labor and equipment requirements for the project

Job In-Progress Functions

Monitor the projects to be sure Rifenburg’s Safety Policies are being enforced

Review weekly schedules generated by the Superintendent and update overall project schedule (Outlook and planning of 2 weeks or greater.)

Review with the Superintendent and address employee related issues: Career development, motivation, and disciplinary procedures. Schedule periodic performance meeting with the Superintendent regarding employee issues.

Ensure that the Superintendent is keeping track of and recording proper quantities installed on the project and negotiating with Engineer/Inspectors for the proper payment of all install and completed work.

Daily communication with Superintendents regarding job progress, problems, quantities installed and extra work.

Discuss on the job problems with the Superintendents. Encourage ownership and responsibility in making solutions work.

Monitor the project budgets and costs on a daily, weekly and monthly basis. The completion of a quarterly cost to complete projection is expected.

Collect and process all project paperwork. Including but not limited to material invoices, change orders, billings, accounts receivables and subcontractor invoices.

Required Skills*

Full knowledge of the construction industry with ability to estimate projects

Knowledge of accounting principles to evaluate budgets and cost to completes

Scheduling abilities and knowledge of scheduling programs to develop and maintain schedules

Written and oral communication to read and write project letters to owners representatives. Ability to effectively present information and respond to questions from groups of mangers, clients, customers and the general public.

Management and leadership abilities-encourage the ability to develop future leaders from within the organizations

Problem solving

Computer skills and working knowledge of estimating, job cost, accounting and scheduling software.

Supervisory Responsibility*

This individual will manage two to six Superintendents who in turn oversee Foremen with crews totaling ten to 100 employees. Responsibilities include interviewing, hiring, training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
