Local Property Management company in search of apartment maintenance technician(s) in Thurston County. We are looking for experienced candidates, and expect the starting wage will be between $22-35 per hour, depending on qualifications.

This position is considered "roaming", and will cover 2-4 multifamily apartment communities in Olympia, Yelm, and possibly Tumwater.

Benefits: Full time employees can enroll in our Medical and/or Dental Plan the 1st of the month after 60 days of employment. The company pays $550.00 towards the medical benefit, all other medical/dental costs are employee costs.

Employees will also receive 3.33 (FT) or 1.67 (PT) hours per month of vacation the first year, 1 hour of sick pay for every 40 hours worked, and eight full day and two half day paid holidays throughout the calendar year (prorated for Part Time).

Position may be eligible for cell phone reimbursement, and mileage reimbursement.


Summary:
Maintains and repairs physical structures of buildings and grounds by performing the following duties.


Essential Duties and Responsibilities:

  • Completes Unit Turns, which may include painting, renovations, general repairs, and other necessary duties to make unit market ready.
  • Using chemicals and cleaning supplies provided by the company.
  • Replaces light bulbs.
  • Helps with snow removal and seasonal shoveling of snow. Operates snow removal equipment and de-icing.
  • Manages inventory and maintains shop, work areas, and storage areas.
  • Transports small equipment or tools.
  • Paints and performs structural repairs to masonry, woodwork, and furnishings of buildings. Also performs maintenance on electric appliances, indoor plumbing, and light electrical work.
  • Maintains grounds, pools/hot tubs, common areas, etc.
  • Provides general upkeep of buildings such as painting, pressure washing, and trash pick-up. Transports trash and waste to disposal area.
  • Assists other departments as requested, including moving furniture and unloading and storing supplies.
  • Requisitions tools, equipment, and supplies.
  • Inspects completed work of vendors for conformance to blueprints, specifications, and standards.
  • Follows Company safety regulations. Immediately notifies management of any unsafe working conditions.
  • Uses appropriate and required protective safety equipment to perform all duties of the position. Responsible for staying up-to-date on safety regulations and best practices.
  • Establishes or adjusts work procedures to meet schedules.
  • Maintains time, work orders, and inspection records.
  • Keeps manager informed of completed work.
  • Perform work on weekends and evenings as needed to meet applicable deadlines. Respond to emergencies during off duty hours as needed.
  • Other duties as assigned.


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The employee must provide their own tools and must be able to operate a variety of hand and power tools.


Education/Experience: High School Diploma, GED, or equivalent skill level plus 3 years’ experience in related field.


Certificates and Licenses: Valid WA Drivers’ License and ability to meet the Company’s vehicle insurance requirements.


Language Skills: Read and interpret documents such as safety rules, SOP's and instructions; write routine reports and correspondence; speak effectively before groups of customers.


Math Skills: Ability to accurately measure and calculate measurements for repairs.


Reasoning Ability: Solve problems and deal with a variety of concrete variables in situations where only limited standardization exists; to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Analyzes situations to anticipate/identify potential problems; collects relevant information, evaluates options and recommends appropriate actions; offers solutions.

The work environment is both indoor and outdoor. The employee will be exposed to outside weather conditions throughout their day

To perform the job, the employee is frequently required to talk and hear on the telephone and in person with individuals and groups. The incumbent will push, pull, and carry materials weighing up to 50 lbs. The employee is required to climb a ladder, stoop, kneel, crouch and crawl. The Employee must also be able to lift their hands over their head to perform their duties. The incumbent is required to read and respond to documents in hard copy and electronic form. The employee must have close vision, depth perception, and distance vision.
