Compensation Range: $25+ per hour

Position Summary
Ensure the building and facility is livable, safe, and compliant by supervising and performing regular inspections, preventive and routine maintenance, repairs, and coordinating and managing vendors.
Key Responsibilities
- Ensure building and systems are maintained properly and in safe working order (mechanical systems, electrical, fire safety, access control, HVAC, chillers, boilers, sprinkler systems, etc.)
- Manage SDS manual
- Manage preventive inspection and maintenance schedule and corresponding work
- Keep accurate operational, maintenance and repair logs
- Coordinate and supervise maintenance activities, projects and repairs
- Plan and implement modifications and improvements
- Schedule and coordinate state inspections of building and equipment (annual fire system testing, elevator inspections, recall testing, etc.)
- Ensure the building has required permits
- Ensure emergency maintenance situations are handled timely and properly
- Maintain an emergency response plan, including vendors and other necessary contacts
- Mentor, coach and develop maintenance associates

What we are looking for
- Hands on experience working with large tonnage centrifugal and magnetic chillers, hydronic boilers, cooling towers, flat plates, high voltage pumps, fan motors and air compressors
- Organized, with the ability to prioritize and adjust to incoming demands
- Able to use tools, equipment, and chemicals safely
- Superior manual dexterity skills
- Understanding of budgeting
- Able to work independently and as part of a team
- Detail oriented
- Ability to mentor and develop others
Education and Experience
- Trade school preferred
- Experience maintaining mid/high-rise buildings
- Drywall repair, painting, low voltage electrical and HVAC experience
- 2+ years of maintenance experience for an HOA
- 2+ years of facilities or high-rise management preferred
- EPA 608 certification preferred
Physical Demands and Work Environment
- Sit or stand for long periods of time
- Must be able to lift and move objects weighing up to 50 lbs
- Able to perform in various weather conditions (i.e. rain, heat, cold, wind, etc)
- Able to respond to on-site emergencies on nights, holidays, and/or weekends

Work Hours: Schedule is flexible. 5 days per week, 8 hours per day. Suggested schedule 6a – 2p or 7a – 3p. On-call for emergencies.
