SUMMARY

The Regional Leasing and Marketing Director is responsible for overseeing all aspects of leasing and marketing at the property for a portfolio of Vesta properties. The Regional Leasing and Marketing Director works closely with the Regional Manager and onsite teams to establish leasing goals and develop a strategic marketing plan and ensure consistent deployment across their portfolio.


DUTIES AND RESPONSIBILITIES

  • Training and Guidance
    • Use consistent techniques & company directives to train, coach, and develop on-site staff
    • Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Vesta Blue Standards
  • Financial Management
    • Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments
  • Strategic Leasing Management
    • Identify marketing needs of specific communities or areas to facilitate the development and implementation of marketing plans to accomplish objectives
    • Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
    • Develop and implement resident retention programs
    • Identify potential prospects utilizing market and demographic data as well as industry knowledge
    • Mentor community team members on leasing and marketing skills and concepts
    • Model effective leasing and customer service techniques and communicate expectations to site team members
    • Maintain a solid awareness of company and regional performance and makes decisions that will have a positive effect on performance
    • Maintain an awareness and understanding of the goals of the company and work to enhance its overall image and presence in the market
    • Seek out and utilize available internal and external resources to meet goals and objectives
    • Regularly monitor resident satisfaction
    • Communicate regularly with Regional Managers and Property Managers regarding goals, objectives, and relevant concerns, problems, and solutions
    • Monitor and Implement all social media and online presence, including all campaigns being used
  • Administrative & Maintenance Management
    • Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
    • Audit files and property as needed
  • Travel to Communities
    • Travel to communities to meet and develop relationships with on-site team members. Conducts in-person training on leasing and marketing-related topics.


REQUIREMENTS

  • Two years of related experience and/or training, or any equivalent combination of education and experience that provides the required knowledge, skills, and abilities.
  • Industry experience preferred.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving a few concrete variables in a variety of situations.
  • Excellent writing, communication, and presentation skills. Exceptional analytical and problem-solving capabilities. Ability to communicate effectively and efficiently via email. Ability to present information in one-on-one or small group situations to both internal and external customers.
  • Intermediate familiarity with key marketing strategies, metrics, and leveraged data to make strategic business decisions.
  • Proficiency in Facebook, Instagram, Twitter, LinkedIn, and others.
  • Ability to drive to different Vesta properties.
