Aspen Village and Avilla Apartments is seeking a talented full-time Property Manager in Rexburg, ID. As Property Manager, you will engage in daily tasks in accounting and administrative roles, leasing including touring and showing apartments, creating and executing marketing strategies, enforcing leases and contracts, demonstrating exemplary customer service with residents and prospective residents, and all other functions needed to ensure operations of the community.

Property Managers will be also lead and/or participate in larger functions such as move-in and move-out days, resident activities, manager forums, and other special projects as required by our corporate office.

All applicants will be required to obtain an Ecclesiastical endorsement, per BYU-I housing guidelines.

RESPONSIBILITIES:

• Conducting and organizing team meetings, reviewing and adjusting team goals and objectives

• Maintaining professional appearance on-site

• Knowledge and understanding of proper customer service as it relates to Fair Housing Regulations

• Strong ability to lease apartments and maintain high occupancy levels

• Maintain detailed records of resident interactions and agreements

• Maintain lease files in accordance with community and state regulations and standards

• Report any unusual or extraordinary circumstances regarding residents to management

• Conduct property inspections and walkthroughs

• Maintain high standards of property appearance for community apartments

• Responsible for efficient and clear communication with residents during and after office hours

• Responsible for assisting the Maintenance Supervisor in after-hours calls or emergency maintenance situations (when needed)

• Responsible for maintaining accurate occupancy and pre-lease reports

• Follow BYU-Idaho screening procedures for Approved Housing applicants

• Learn and master BYU-Idaho housing standards and guidelines

QUALIFICATIONS:

• Willingness to deliver extraordinary customer service and provide a high-quality resident experience

• Team player with positive attitude

• Awareness of property curb appeal, performing property clean up as needed and reporting property maintenance as needed

• Demonstrate professional communication and attitude

• Attention to detail

• Knowledge of Google Suite and cloud-based software applications

• AppFolio experience a plus

• Ability to handle sudden surges in foot traffic and able to prioritize service needs

• Professional, happy disposition on phone calls

• Accurately calculate figures and amounts such as discounts, concessions, rents, and percentages

• Ability to learn new software quickly

• Bi-lingual helpful
