JOB TITLE: Maintenance Technician
REPORTS TO: Assistant Property Manager
POSITION SUMMARY: General maintenance for several commercial buildings, including landscaping, electrical, plumbing, and carpentry. Coordinates job activities through the Property Manager to complete maintenance requests in a timely manner and promotes general goodwill between tenants and property management. Establishes and maintains a friendly attitude with our tenants.

Duties
- General grounds maintenance such as removal of trash, leaves, weeds and snow.
- General handy-man type maintenance duties associated with buildings.
- Light Plumbing and Electrical repair
- Carpentry including drywall repair, painting
- Participate in monthly building inspections
- Strive to improve property inspection scores
- Special projects as assigned by the Property Manager and/or Maintenance Supervisor
- Coordinate and follow-thru to complete Tenant requests for maintenance service
- Perform all duties in a safe and courteous manner
Daily Job Functions:
- Repair doors, ceilings, hand railings, and floors.
- Assist in preventive maintenance duties.
- Document and report activities.
- Troubleshoot, evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
- Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
- Respond immediately to emergency situations and customer concerns.
- Inspect buildings, ground and equipment for unsafe or malfunctioning conditions.
- Inspect new installation for compliance with building codes and safety regulations.
- Maintain and operate life safety/fire systems.
- Snow removal when necessary.
- Comply with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practice safe work habits.
- Maintain Roof cleanliness, visual inspection, ensure drains are clear of debris
- Perform Carpentry as needed
- Pickup trash in walkways, storefronts, landscaping islands, parking areas and drive-ways
- Weed control in walkways, storefronts, landscaping islands, parking areas and drive-ways
General Maintenance and Operation Duties:
- Understand OSHA guidelines and how to ensure that all equipment is maintained to guidelines/standards.
- Read and follow written and oral instructions.
- Convey thoughts and recommendations orally and/or in writing to supervisors, contractors, and others in order to solve building-related problems.
- Operate and use necessary manual and power-driven tools.
- Lift and carry objects of up to 50 pounds for distances of up to 30 feet.
- Climb ladders and stairs.
- Assist in understanding and establishing or improving preventive maintenance and overhaul schedules for all equipment and mechanical systems within the project.
- Assist or take responsibility for maintenance and operation programs/schedules for all equipment.
- Repair and maintain equipment in ceilings, on roofs, and in tenants' suites including but not limited to:
- Door repair and ceiling tile repair in buildings.
- Painting of all mechanical areas.
- Replace all lighting that is out.
Emergency System Duties:
- Respond appropriately to and assist emergency response personnel, at any time when on duty or on call.
- Be able to carry and/or otherwise move people and equipment.
- Ability to put system in test and navigate thru emergency system panel status including:
- Fire alarms
- Smoke detectors
- Fire suppression equipment
- Emergency power supply systems (natural Gas or diesel driven)
- Visually inspect tire riser rooms and tire panel for trouble signals
Other:
- Maintain a safe work attitude by continuously evaluating work place risks.
- May require shift work and/or on call duties.
- Background checks are required by Property Management.
Physical:
- Maybe required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments)
- Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device
