FREELANCE PROPERTY MANAGER (CONTRACT)
A small commercial office association located in Lanham MD is seeking a Freelance Property Manager (FPM) on a contract basis to assist the overall maintenance of the common area of the office units.
The FPM will oversee and coordinate of the property management, owners’ relations, common area maintenance, and work with board of directors as a team.
The contract fee is $1000 a month is anticipated to be 7 hours per week.
ESSENTIAL FUNCTIONS:
· Distribute condo dues invoices via email or mail monthly.
· Responsible for managing repair & maintenance of overall common area including indoor stairways, landscaping, snow removal, tree removal, parking lot, waste management and so on.
· Responsible for handling illegal parking in the lots.
· Obtain three bids when managing capital improvement projects and submit them for consideration to the board.
· Assist the board in the monitoring and communicating with owners/ tenants regarding accounts receivable.
· Work with a business attorney regarding legal matters including collection services if applicable
· Attend Board quarterly meeting.
REQUIREMENTS & SKILLS
· Organized and ability to plan
· Excellent customer service experience
· Experience with administrative duties
· Basic knowledge of business condo association law preferred
· 5+ years of commercial property management experience
· Property management certification preferred
· Proficient with Microsoft Word, Excel
Valid driver’s license and reliable vehicle
