Job description
ZT Systems is seeking a Facilities Manager to coordinate, oversee and/or manage repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work following ZT Systems standards and practices. As a Facilities Manager, you will maintain a professional appearance and safe working environment for all ZT Systems facilities in Secaucus, NJ.
RESPONSIBILITIES AND ESSENTIAL FUNCTIONS

- Assist in monitoring and addressing all building systems; HVAC, heat, electrical, and plumbing
- Assist and perform daily walk through of all company facilities in NJ to ensure all systems are functioning (HVAC/Heat/Electrical/Plumbing)
- Assist with all aspects of building projects
- Assist and coordinate with contractors for building systems maintenance
- Coordinate and execute daily preventative maintenance and service requests
- Coordinate general custodial tasks as needed to ensure an organized and neat building appearance
- Coordinate and assist with all building safety requirements
- Perform necessary follow-ups to ensure completion of all maintenance and service requests
- Perform opening and closing of facilities as needed (for special project and / or as backup)
- Manage vendor relationships and train vendors on work order and billing procedures. Process invoices and ensure proper cost center coding
- May provide informal assistance such as technical guidance and /or training to coworkers

- Proficiency with Microsoft Office applications
- Technical and Trade skills including basic carpentry, plumbing, electrical and custodial skills
- Strong organizational skills - ability to manage multiple projects/assignments simultaneously
- Customer service skills with the ability to interact professionally and effectively with employees/customers
- Time management skills with the ability to prioritize and schedule tasks for the most efficient use of time
- Interpersonal skills with the ability to work both independently and as part of a team
- Valid driver’s license and good driving record
- Ability to comprehend and interpret Blue prints for office renovations

- Understanding of OSHA standards or EH&S protocols

MINIMUM QUALIFICATIONS
Education
Education
- Bachelor’s degree preferred. High school diploma with building management and/or maintenance experience will be considered in lieu of bachelor’s degree
Experience
- 8+ years of relevant work experience
- Experience working with multiple facilities
- General knowledge of HVAC, plumbing, and electrical systems
- General knowledge of heating and cooling technology
- Related experience working within a production or manufacturing environment
- 3+ years leading and mentoring talent
