Director of Maintenance at Fuller Village

Fuller Village is an independent senior living community, consisting of 318 units, 400 residents, and premium amenities including pool, fitness center, tennis court, café, and dining rooms. All located at the base of the Blue Hills, on 60 beautifully landscaped acres surrounded by conservation land, our highly acclaimed community is just minutes from Boston in Milton, Massachusetts.
Responsibilities:
The Maintenance Director is responsible for overseeing the day-to-day maintenance operations of the property and all its amenities. He/she will supervise a team of maintenance technicians, custodial staff, and other employees who perform repairs, installations, and other services for the property.
· Plan, develop, organize, implement, evaluate, and direct the staff and services of the Maintenance Department. Train maintenance and custodial workers appropriately as needed.
· Responsible for safety training of maintenance and custodial staff.
· Oversee capital projects.
· Manage outside contractors.
· Responsible for sourcing and ordering all equipment and parts.
· Develop and oversee a preventative maintenance program for all systems and equipment.
· Establish an inventory and identification system of all tools and equipment used by the Maintenance department.
· Work with other departments to ensure that maintenance programs are planned, scheduled, and executed with minimal disruption to residents and ongoing operations.
· Ensure the buildings and grounds are properly maintained.
· Control, monitor, and direct the completion of work orders.
· Coordinate work to be completed on turnover of units with Marketing & Operations Director. Perform or supervise turnover tasks on a timely basis.
· Schedule maintenance department hours, personnel, and work assignments.
· Participate in on-call rotation.
· Assist Controller and Executive Director with the preparation of departmental operating budget.
· Perform and/or supervise all minor construction and repair jobs at Fuller Village.
· Inspect Fuller Village on a regular basis to ensure that the grounds, buildings, and all equipment are maintained in accordance with safety standards and all potential hazards are identified and remedied.
· Participate in the screening, selection, and hiring of all maintenance department personnel.
· Conduct staff meetings.
· Review staff complaints and grievances and make necessary oral/written report to the Executive Director related to maintenance staff person(s) on a timely basis.
· Provide ongoing feedback regarding performance to department personnel. Complete employee performance evaluations and make recommendations regarding wage adjustments, as needed.
· Assist and/or supervise in the setup of company functions.
· Review department policies, procedures, manuals, and job descriptions and make recommended changes.
· Establish, plan, and coordinate the Company’s disaster preparedness program.
· Care and maintenance of Fuller Village vehicles.
· Perform other duties as assigned
Your Qualifications:
We are looking for someone with strong communication skills and the ability to work together with the maintenance team and the office team to ensure the best possible service to our residents, for this hands-on, fast-paced position.
- Requires 8 plus years in a similar role
- Excellent interpersonal skills
· Ability to plan, coordinate, train and implement
· Experience overseeing construction and renovation projects
· Experience with building inspections and dealing with regulatory agencies
- Knowledgeable in Comprehensive Safety Plan
- Knowledge of trades - (heating, ventilation, and air-conditioning (HVAC), plumbing, electrical)
- Ability to manage as part of a larger team, function independently and multi-task
- Ability to participate in emergency call and meet the demands of a flexible schedule
- Knowledge of Microsoft Word, Outlook and Experience with Software systems related to work orders.
- Strength in managing time and meeting deadlines.
- Demonstrated leader of highest personal and professional integrity who is committed to fulfilling the mission and vision of the organization.
· Demonstrated ability to think strategically and to make effective decisions working difficult and complex situations.
- Excellent customer service skills, including desire and ability to work with senior population.
· Ability to pass a background and CORI check.
· Be creative, innovative, and progressive; be a good problem solver.
· Must have reliable transportation.
PHYSICAL DEMANDS
· Able to sit, stand, stoop, and walk most of the workday.
· Must be able to climb ladders and carry up to 60lbs.
· Must be able to withstand varying working conditions, close quarters, indoors, outdoors, etc.
