We are seeking an experienced proactive facilities management professional with exacting standards to manage all aspects of our owner-occupied real estate portfolio.

Location: On-Site in Union, New Jersey with frequent visits to our NYC locations and occasional travel to our locations in other states.

A cornerstone of our success is our growing real estate portfolio currently made up of eight locations spanning a mix of building types in over more 250,000 square feet of purpose-built, Class A world-class properties.

Our New Jersey 82,000 square foot facility includes the largest emergency contact center in the United States. Our Houston Texas facility includes a fully redundant emergency contact center supported by a diverse talent hub. These two critical infrastructure facilities are staffed and operated 24/7/365 and require best-in-class uptime. They include high-availability data centers that have the highest uptime expectations that exist.

Our business operates 24/7/365, and that means our facilities teams must support an employee population that includes a significant number of hard-working contact center employees at our three call center locations across the United States.

Our facilities have large Caterpillar emergency power plants with highly sophisticated automatic power transfer capabilities and UPS systems. They are tested weekly with load and must be maintained to the highest level of reliability.

About the Role

In this role you will be the owner of all facilities and manage all facilities, custodial, preventive maintenance, construction management, and emergency response.

You will be responsible for overseeing the development and execution of our facilities strategy. This position requires the ability to organize and prioritize between multiple large projects and small tasks and consistently make high-quality decisions to maintain our high standards.

Role and Responsibilities:

  • Maintain our Standards: Develop and manage facility maintenance and custodial plans to ensure all locations are kept in excellent condition. Ensure the office spaces and services adhere to our quality standards, as well as comply with regulations regarding safety and security.
  • Preventive Maintenance: Ensure all building systems are maintained at the highest standards with proactive preventive maintenance, testing and repair schedules. Responsible for ensuring all facilities are functional, comfortable, compliant, energy efficient and attractive facilities, in accordance with approved operating budgets.
  • Construction Management: As the company expands, lead all large and small property construction projects from remodels to entire fit-outs for new building or space acquisition.
  • Vendor Management: Ensure we have a collection of talented, reliable vendors who meet our high standards and hold them to those standards.
  • Emergency Response: Passionately and urgently lead all efforts when there are critical system breakdowns or weather events that threaten the business continuity at our locations.
  • P&L Responsibility: Own the facilities budget and other key performance metrics of the department
Requirements:


Experience:
15+ years of domain experience.

Education: Bachelor's degree. A concentration in Architecture, Engineering, Construction and Building Technology or a related field is preferred.

Knowledge/Skills/Experience:

  • Very strong working knowledge of building systems: HVAC, mechanical, life safety and structural engineering
  • Sophisticated understanding and experience with electrical systems of all types for both power and control purposes. Generator maintenance experience a plus.
  • Strong project management skills
  • Strong managerial and leadership skills
  • Design and detail oriented
  • Relevant designation LEED, CFM, FMA is preferred
  • Business acumen – knowledge of standard business and accounting practices
  • Willingness to travel for work, when needed (likely less than 10%)
