Job Description:
Hillpointe is a fully integrated real estate development and investment management firm that has grown to become one of the largest multifamily developers in the United States. The Land Planning and Pre-Development Project Manager is responsible for tracking and securing the land entitlements and permits required for Hillpointe’s multi-family residential development projects in the Georgia, Florida, and South Carolina region. The role supports our Pre-Development team, which includes coordination with internal and external consultants for the successful completion of construction plans, technical calculations, reports, and permit documentation.

Responsibilities:*

  • Track and process land acquisition and development contracts
  • Assist with the establishment of new projects
  • Assist with the tracking of project budgets, schedules, and critical meeting and contract dates
  • Manage department files
  • Assist in land closings along with the Managing Partner, Senior Director of Land Planning & Entitlements, and outside real estate counsel
  • Assist in loan closings along with the Managing Partner and outside real estate counsel
  • Coordinate the submittals of construction plans and permit submittal documents
  • Perform research for project due diligence and prepare summary reports
  • Coordinate with agency/municipality staff, other engineers/consultants, architects, project team, contractor, and ownership
  • Perform other duties as directed by Senior Director of Land Planning & Entitlements
  • Participate in the continuous improvement of best practices that align with our mission statement

Skills and Qualifications:

  • Education: Bachelor’s Degree in Civil Engineering, Landscape Architecture, Land Planning or equivalent
  • Experience: 0-4 years
  • Preferred: EIT, Professional Engineering, or Landscape Architecture License or equivalent
  • Software Proficiency: Microsoft Office, Bluebeam (optional), Smartsheets (optional)
  • General understanding of site development concepts such as grading, storm drainage, erosion and sediment control, and stormwater design
  • Strong desire to learn with an interest in land acquisition and development
  • Excellent communication, attention to detail, critical thinking, and problem-solving skills
  • Self-starter with strong work ethic and ability to work independently with little direction as well as part of a team
  • Ability to manage multiple projects, priorities and deadlines concurrently
