Role
The Compliance Specialist will manage property compliance with local licensing codes and ordinances related to Property Management, Rental Registration, and Inspection activity. This position interacts with various external business entities such as City, Village, Townships, and County officials in over 1,000 jurisdictions plus coordinates activity across several internal departments to ensure compliance.
The Compliance Specialist will provide superior customer service to our customers, addressing concerns, proactively resolving issues, and managing all assignments through completion.
Responsibilities
- Process up to 20 plus applications per day to apply for property licenses, business tax receipts, certificates of occupancy, and numerous other licenses. To include applying for the required license within 24 hours of task creation notification.
- Document process and payments through our company platform.
- Monitor and audit workflows to ensure established Service Level Agreements are achieved.
- Oversee day-to-day operations to ensure all homes comply with the home's entire life cycle.
- Research Municipality code enforcement requirements to properly identify and document property owner requirements for leasing properties.
- Manage shared inbox timely with accurate responses within the established service level agreement.
- Proactively identify and implement ways to improve the resident experience.
- Proactively seek solutions to problems and take ownership of the resolution process.
- Monitor the current and projected task assignments delegated to meet the deadline by bringing properties into compliance with meeting municipality codes.
- Coordinate inspections with municipalities and code officers, our company field team members, contractors, and residents on properties.
- Create and own work order progress for accuracy and timely resolution, including approvals, escalations, and outreach.
- Develop a strong partnership with the municipalities and our third-party vendors.
- Take ownership in resolving municipality citations and escalations.
- Proactively maintain an in-depth knowledge of all policies and services to answer questions accurately.
- Apply strong negotiation skills to reduce any fees assessed by the municipality.
- Own a portfolio of homes and complete all assignments required for compliance.
- Perform other duties as assigned.
Requirements
- Bachelor’s degree or equivalent relevant work experience.
- One-year of experience in property owner requirement ordinance and/or property management is preferred; exposure to single-family leasing or property management is a plus.
- Professional verbal and written communication skills.
- Proven customer service skills, both internal and external.

- Knowledge of compliance with Fair Housing, State and Local Landlord-Tenant Laws, and Section 8.
