Position Description:

Under the supervision of the Building Maintenance Supervisor, the Building Maintenance Lead will function in a support role to the Building Maintenance Supervisor or leads in the absence of the Building Maintenance Supervisor, by ensuring that the physical aspects of the property meet the company's established standards and any applicable laws.

This position participates in leading the on-site building maintenance staff, as well as diagnosing maintenance problems for the property.

Duties and Responsibilities

• Ensure maintenance and repair work is done safely and completely in a timely manner.
• Assists team members with technical issues or advance problems with given assignments.
• Inspects work performed by team members. Tracks and logs workers time, materials and other resources used for inventory purposes.
• Responsible for the technical maintenance tasks including daily checks of boilers, air compressors, wastewater monitoring systems, cooling towers and chemical treatment systems.
• Working with outside vendors on building related projects.
• Annual testing of boilers, chillers, pressure vessels, fire sprinklers and alarm systems.
• Seasonal responsibilities of the property/grounds to include mowing, weed whacking, and snow removal.

Skills and Abilities

· Positive attitude.

· Able to work efficiently and maintain control in an emergency.

· Organizational and time management skills required.

· Knowledgeable in HVAC, plumbing, pipefitting, carpentry, masonry, tile work and painting.

· Mechanical knowledge on the repair of commercial overhead doors and dock levers is a plus.

· Fork truck experience

· Excellent training and leadership skills with the ability to influence others.

· Initiative-taking with the ability to learn new skills, processes, and procedures on the job.

Qualifications

· Able to work extended hours beyond an 8-hour day and occasional weekends.

· Familiarity with building/grounds projects

· Knowledge of safe work practices and adhering to safety policies
