The position:

We are seeking to fill an Assistant Construction Project Manager position. We are looking for someone to join our team of construction professionals in the successful delivery of diverse capital construction projects in existing buildings in our portfolio.

The Assistant Construction Project Manager will be paid, $35.32 - $44.15/hour ($73,465.60 - $91,832.00/year),* D.O.E, Knowledge, Abilities.*

The ideal candidate has:

  • Five years construction experience, including at least one-year supervisory experience; college level coursework in Construction Management or a closely related field may be accepted in lieu of work experience on a year-for-year basis.
  • Associate degree in Construction Management, Architecture, Engineering, or a closely related field.
  • May substitute an additional two years of relevant work experience for the required degree.
  • Valid Washington driver's license with insurable driving record
  • Work requires knowledge of the principles and practices used in various building construction craft areas; building construction plans and specifications; building materials typically used in construction of new or remodeled facilities; proper construction inspection techniques; construction scheduling and the kinds of conditions which may cause delays in construction; effective methods of communication and interpersonal relations.
  • Work requires the ability to accurately read, understand, and interpret construction plans; accurately observe the status of construction in the field and determine if contracts and specifications are being followed; organize work, set priorities, and exercise sound professional judgment; exercise tact and diplomacy when conducting on-site inspections.

What will you be doing?

  • Assist Construction Project Managers with the following: prepare and write Request for Proposals and Invitations for Bids; prepare construction contract specifications and bid packages.
  • Communicate with construction project professionals and representatives. Research product data.
  • Create, submit and track NEPA paperwork.
  • Request and conduct site visits with staff for hazmat reports.
  • Track Notice to Proceed letters, Substantial Completion letters.
  • Ensure that all safety and health rules, standards, and procedures are observed.
  • Verify, submit and track pay aps.
  • Routine site visits for project progress reports.
  • Meet contractors/vendors/inspectors on site to give access. To prepare and post notices as directed. Pick up and deliver keys and ACAM cards to contractors
  • Review daily field reports from contractors.
  • Create building and unit posting and visit sites for posting.
  • Plan, organize and assist in the management and documentation of construction contracts and projects.
  • Provide project progress reports, schedules, and related information; prepare and maintain logs and correspondence for assigned construction projects.; oversee projects designated both residential and commercial wage grades.
  • Review and approve billings and pay requests according to established procedures; negotiate proposals and cost analysis for change orders and suppliers purchase orders.
  • Create and track close-out paperwork.
  • Routine follow-up site visits for completed project inspections.
  • Assist in the review of building conditions to determine priorities and budget costs for capital planning.
